One of the key features of this house was the historic sandstone boundary wall of the original steadings which was designed to pass through the middle of the house plot. The former boundary wall is fully integrated with the gable end of the dwelling, achieved on site by carefully taking down a section of the original wall and reinstating with lime mortar & the original sandstone once the timber frame had been erected. The result is an uninterrupted wall feature which extends seamlessly beyond the building line of the dwelling to the front & rear of the site.
The high quality external finishes found elsewhere in the development were employed throughout to mitigate the impact of the new dwelling. Natural materials such as slate roofing, sandstone cladding & cedar lining were used alongside aluminium rainwater goods, wetdash roughcast and grey painted timber windows & weatherboarding to achieve a finish that will weather consistently with the remainder of the development in years to come.
The central internal space of the dwelling is 2 storey in height with an overhead ‘bridge’ landing. This central area acts as an atrium space to allow the heat produced by the underfloor heating & central wood burning stove at ground floor level to permeate throughout the first floor accommodation by convection.
The dwelling is highly insulated and incorporates underfloor heating, a centrally located wood burning stove & a solar thermal roof installation to supplement the energy demand for hot water. Passive solar gain is maximised with large South facing windows and extensive roof windows in the South facing roof slope. The building is naturally ventilated per the Client’s requirements yet achieves the lowest permissible air tightness value of 5.0m3/h/m2 @ 50Pa for naturally ventilated dwellings. Total energy use is estimated to cost less than £1000 per annum/ £80/ month for a 190 square metre 4 bedroom detached dwelling.
